| The Chelsea Sun Inn is located in Mount Bethel. Pennsylvania, in the Northern portion of the Lehigh Valley (Northampton County). It Is located approximately 4 miles south of Route 80 ( accessed via Exit 4 in New Jersey, 70 miles west of Manhattan. The Inn with construction/ renovation completed in late 2009 . consists of 13 Luxury Hotel Rooms (can be expanded to 23 rooms). In addition, there are large common ground area facilities, including a professional kitchen,formal dining rooms,activity rooms,spa area, professional gym and formal lobby.The original building was constructed in 1811 . Exterior areas . situated on approximately 185 acres, include an in-ground swimming pool, hot tub, rolling hills, circular driveway and grand entryway pillars with lions sitting prominently at the entry. In addition, there exists three large Harvester grain silos, a milk barn, and 4 other barn buildings for storage and business operations. Stonehenge Vineyard and winery is licensed to produce and sell not more than 200,000. gallons of wine annually. They presently grow grapes at the property in an on-site vineyard and purchase grapes for additional wine production. Our projections for operations do not reflect significant upside potential to be realized upon stabilization of the business operations.
